2018 Road Maintenance Projects
The Ranch Crew has started grading some of the rough sections on main roads. Road maintenance priorities will be determined in upcoming HOA meetings.
2017 Projects:
Below is a list of road projects that have been targeted as needing work beyond just grading. (Grading and any needed culverts will happen Ranch-Wide.) The first ten are in order. Should there be time and money after that, the other roads listed have been identified as needing work, but are not in order of their priority. The PMRHOA Board anticipates that most of the top ten will be completed in 2017, barring circumstances beyond the HOA’s control.
All maintenance and repairs to Tollgate Canyon Road are complete for the season. Our Ranch Manager has been working overtime to repair roads during our short summer season. Please give him your appreciation if you see him out there.

The PMRHOA Board anticipates that priority items 1-9 (including the 7A option) will be completed in 2015, barring circumstances beyond the HOA’s control.
*There are two options for Lower Forest Meadow Rd. The Board is investigating pricing for each option in more detail and will determine how to proceed with more information.

- Noxious weed mitigation throughout the Ranch (hand-pulling and spraying)
- Resurface Bull Moose Drive, from approximately Forest Circle to Forest Meadow Road [project re-evaluated and narrowed scope; completed August 9]
- Resurface Pine Meadow Drive, from approximately 1/4 mile past the intersection of Navajo Road to just past Elk Road [completed June 25]
- Resurface Forest Meadow Drive, from approximately Artist Point Drive to Bull Moose Drive [completed July 2]
- Resurface the Lower Parking Lot [project delayed until 2014]
- Limited Application of Magnesium Chloride on Tollgate Canyon Road from the end of the existing asphalt to Bobcat Springs [completed July 9]
- Re-grade and roll as many secondary access roads on the Ranch as possible
- Liquid crack seal asphalt from the Ranch boundary towards I-80, approximately 6,500' [completed August 13]
- Donation-funded project to expand Bobcat Springs. [completed July 8]
- Add rotomill and re-grade lower Tollgate Canyon Road [completed August 16]
2011 Projects:
Damaging spring runoff and extensive water company projects will be impacting our summer plans for maintenance. Regular road maintenance will commence when things have dried out completely, but the larger list of projects will be likely be determined at the June board meeting.
Expect a limited application of Mag Chloride, and extensive work on the drainage issues in lower Tollgate Canyon with culvert replacement in the entrance area.
